New Castle realty has recently become a hot topic in real estate conversation among people in Western Colorado. A few years ago this would not have been a hot topic in Western Colorado but oh boy have things changed over the last decade or so. New Castle Real Estate is really starting to find its own niche among Western Colorado real estate markets. Below I have shared some information that I hope you find useful:
Historically speaking for this time of year (Spring) we are seeing inventory levels relatively low. In New Castle particularly, we currently have 29 active listings for single family homes under $500,00. If we increase the budget to $1,000,000 than we currently have 41 active listings. Particularly in the properties under $500,000, this inventory level is considerably lower than last year at this time.
Buyers be ready. New Castle realty is HOT and this means that if you are in the market to buy, you need to be ready to act. If you are looking to purchase with a loan this requires that you are pre-qualified and ready to put in an offer when you find your property. The reason why buyers need to be ready is because new listings are going on and off the market in as little as 48 hours recently. We had a broker this past week list a 2 bedroom property in New Castle and it was under contract in less than 2 days.
Sellers be ready. Just the opposite of what I just spoke about but still equally true. Sellers need to understand that New Castle real estate is hot right now and if they list their property at a competitive market price, it is more than likely going to move quick. This of course depends on a professional real estate agent properly marketing and distributing the property listing upon receiving a listing agreement to get the seller the best exposure possible.
